Homeowners Insurance

When you purchase homeowners insurance, make sure your limits are based on your home’s replacement value, not its market value or the amount of your mortgage.

In bad economies, market value is often lower than replacement value. In other words, a home that would sell for $200,000 may require $300,000 to rebuild. As homeowners watch the value of their homes decline, many mistakenly believe that they should drop the limits on their homeowners insurance coverage.

However, if your home was destroyed, your policy would pay to replace your home on the existing land. It would not pay to buy you a new home somewhere else. And it would not pay off your mortgage for the house and land.

Many factors are considered in the replacement value equation, including the cost to update older homes to today’s building codes and the fluctuating costs of labor and building supplies in your geographical area.

Before you purchase homeowners insurance, ask your Correll insurance agent to provide you with an accurate replacement value assessment for your home’s structure along with any detached garages, barns, or sheds. If you’re not sure if your home is insured to 100 percent of its replacement value, ask for a free assessment today.
